In any sector of business these days, the ability to mix up marketing tactics and have an eye for individual cases is a large sign of eventual success. Without using individual and customized marketing plans, the full potential of selling cannot be reached. This mindset certainly applies to home sales as well. The real estate market, for the most part, has yet to fully embrace most of the marketing trends that are always evolving.

A large part of a customized marketing plan in the real estate market involves the ability to play on some of the benefits and features of each home. Here in the Dallas area, there are certainly a number of different communities and neighborhoods that command a brand name associated with quality. You will see many marketing plans for homes in these areas continue to play on the quality associated with the popular neighborhoods. This is a strategy that has been effective in multiple sectors, in an effort to get rentals in Dallas apartments and increase area home sales. Each location has a set of benefits, whether it is a proximity to entertainment, recreation, or good schools, using these characteristics to your advantage is important in getting the most out of each property.

Another great trend in the world of real estate is the use of mobile marketing. Mobile advertising and marketing have been at the forefront of other sectors of business, but have just started to break into the real estate industry. As smart phones have been dominating the mobile technology market, the need for access to pages through these devices is beginning to become a crucial aspect of advertising properties. Some of the early stages of mobile marketing and real estate have involved text messaging leads and follow up phone calls. These allow real estate professionals to generate a lead, establish contact, and then discuss long term possibilities over the phone.

There are certainly a number of other factors that come into play with companies that use customized marketing plans for selling homes. Goals must be established early in conversations with the owners, that way marketing techniques can appropriately match with the goals of the owners and the agent themselves. A good idea is to work through a full case for each property for sale. This allows the real estate professional to identify the positives of each house, highlighting them in advertisements, as well as minimizing high visibility of problem or improvement areas.

In the end, customized marketing in real estate is about getting each property to the masses in the right way. The best way to get a home sold is to get all of its benefits over to the potential buyers. This connection is as important as anything in the process of selling a home. With individual and customized marketing plans for each property, a quality connection can be established in a timely manner.

Japanese studio mA-style design of architecture + planning has completed 'Confort box', a single family home in
Shimada, Shizuoka, Japan. Defined by three separate and interconnected volumes, the residence features a series of
enriching spaces that alternate between open and accessible, and closed.

Positioned around the site in a tight triangular formation, the variously sized cubes mark three private areas- The Kitchen,Bathroom and Entrance, and the Bedrooms Upstairs.
A diverse environment of secondary spaces surrounds the bold and contrasting volumes, connecting and integrating each room with the next.
vastly different from the atmosphere of each black box, the open areas are diverse and dynamic in their appearance, ranging in ceiling height and floor level. Fully glazed walls, some reaching two stories in height, span between each enclosed structure, introducing natural light into the center of the home while providing multi-directional views of the exterior.

Great news! I have teamed up with an amazing Interior Designer to bring you all some fresh design ideas, only on our blog!

Alana Villanueva is a good friend of mine, and an amazing Interior Designer. She holds a degree in interior design and is a member of ASID (American Society of Interior Designers).  She specializes in turn key interiors - providing her clientele with detailed interior architectural finish out plans to full scale interior furnishing programs to complete custom interiors that reflects the needs and lifestyles of her clients.  She has accumulated experience over the course of working on a wide variety of projects throughout the United States and feels that complete dedication and attentiveness to minute details is what sets one home or project from the next.

Dallas has always been synonymous with BIG, over-the-top flash. Think big cars and even bigger hair, and yes this is an interior design blog - so big homes. I think 2011 is the mark of a new era in Dallas, when bigger doesn’t always mean better, but where homeowners and homebuyers are looking to make the most bang for the buck and the space they have, whether that be a new build project or undertaking a remodel. As Dallas is getting cultured with the opening of the new arts district that showcases modern design, I see the trend towards modern design finally grabbing hold here in D-Town.

My design clients are asking for clean, tailored lines in everything from furnishings to construction finish out of their homes. While modern design typically uses a less is more aesthetic, the materials and fixtures are usually hi-end European brands that will hold up over time, and the minimalist lines ensure the design will be current years from now. Whether clients are thinking about building or remodeling, they will get the most for their money in the kitchen and master bathroom. Here are a few ideas if you are doing a complete overhaul or just need a few updates…

 

 

 

 

My clients love the use of flat slab, glossy laminate cabinets, that while simple on the outside, they host ample space and clever use of cubic square footage gadgets to maximize storage.

 

 

 

The use of fabric draperies and grass shades can warm up an otherwise sterile space, giving just the right amount of balance in a likes of contrast and textures.

 

 

 

A faucet by Kohler - I could design an entire kitchen around this beauty. Just think about the fun water fights you can get into with this completely pivotal, rotating faucet head.

 


 

 

Of course, a kitchen is only as good as it can function. Miele top of the line appliances can make even the most arduous recipes a breeze.

 


 

Your morning Starbucks ritual might be tossed out the door when you install a Miele espresso machine. You can impress your friends with your Barista skills with a touch of a button.

 

 

Chrome and polished nickel finishes on plumbing fixtures add some sparkle to a neutral palette and a touch of glam. Look for larger scaled pieces that have a good “hand” to them, meaning they have a heavy, luxe feel to them - not plastically and light weight.

 

 

 

Glass tiles will add some spunk to a modern bathroom, coming in a million different shades, sizes and finishes. These mosaics by Marazzi Tile use cool, smoky tones with plenty of drama and mystique to take your bathroom from sleepy to sexy…

 

 

 

Free standing tubs are being introduced in sleek lines, and do not compromise comfort for beauty. These tubs are like adding a sculpture to your bathroom. Think of framing it out raised on a stone platform or even enclosed in conjunction with a glass shower.


 

 

To be used with a freestanding tub, a floor mount faucet by Dornbract ups the cool quotient.

 

 

 

Here are some great examples of keeping the modern look for his and her vanities…now all you have to argue about is the tub. I bet he will let you have it girls ;)
